Do you need the MLS to sell your home?

Most of you already know that you don’t need a real estate agent to sell or purchase property. People do it all the time - all over the country. In some areas it is estimated that one in three homes that sold were sold by their owners without the assistance of real estate agents.
The NAR (National Association of Realtors) reports that nationwide about 13% of all real estate sales are done without any help from an agent or broker.
Most agents might tell you that a great reason to use them rather than selling by owner is that they can advertise your home in the Multiple Listing Service (MLS), and you can not, as the MLS has been held away from the public since it’s inception. They may even imply that your chances of selling without being in the MLS are slim.
Generally speaking this is not true. Although, since MLS boards starting dispersing real estate data via the IDX (Internet Data Exchange) the reach of the MLS has become much greater and holds a pretty low cost per impression depending upon how you went about getting onto the system.
For instance, when we post Fizbomap MLS properties they go out to hundreds if not thousands of websites that subscribe to the IDX data. Each of these sites may have hundreds or thousands of visitors a day. Add it all up and you can see that your property gets seen by a lot of people.
But it costs. Sometimes as much as 6% of your sales price. So this might not be the best path for some people.
Remember that up to one in three homes sell by owner.
If you price your home right, properly clean and prepare it for sale, do some effective signage and advertising, you can sell your home yourself and save the commission.
